Observation

Monthly listings averaged 5,900 properties in the 12-months before the1st interest rate hike. They reached a peak of 20,340 in November 2022 before receding to an average of 15,214 over the last 6-months.

KEY for Metro Phoenix MLS Report:

Other statistical sources will sometimes count listings that are currently under contract as active listings. (NOTE: What we are referring to are listings classified as “UCB”, or Under Contract/Backups (meaning the seller is accepting backup offers). Technically this is not accurate as UCB listings are under a contract to purchase.

“For Sale” = the total of “active” listings in the Phoenix MLS Report
“Change” = the increase or decrease in the number of Metro Phoenix MLS Listings from the previous month
“Foreclosures” = the number of active listings that are “foreclosure-type” properties (bank owned homes or short sales)
“% Foreclose” = the foreclosure-type properties expressed as a percentage of the total listings
Listings are also broken down by county. Our local MLS covers Maricopa and Pinal counties. The “Other” category comprises MLS entries from around the State of Arizona and even a “few out of state” properties.
