The Lakes is a Tempe master planned, lake community with single family homes, townhomes, and condominiums. The community has approximately 4 miles of lakefront property. The subdivision is approximately 1/2 square mile. It’s bordered by Baseline Road on the north and Southshore Drive on the south. Rural Road is the western boundary and McClintock Drive is the eastern boundary.
The Lakes is strategically located in Tempe. It’s 1/2 mile south of Interstate 60 and 1 mile west of the 101 Loop. It’s also 2.5 miles south of Arizona State University. You will find Lowes, Fry’s, Target, and four commercial shopping centers within minutes. Numerous restaurants are in the area. Rover Elementary School is within walking distance of this subdivision. The Lakes has a high level of community involvement coordinated through a website. The Community calendar includes such things as the annual Artisan Fair, The Lighted Boat Parade, various holiday activities, games and film nights, an annual garage sale, and more. The community also publishes a newsletter.
As a resident you have access to The Beach and Tennis Club. Join the swim team, use the full gym, participate in aerobics, play bocce or mah-jongg, use the lifeguard monitored pools, or play tennis, racquetball or handball. You can also enjoy basketball or volleyball.

The Lakes HOA
The Lakes considers itself to be a lush, lake subdivision. Desert landscape lovers may want to consider if they can part with their cactus. Here are some samples from the HOA’s architectural guidelines for properties within the subdivision:
GRASS & GROUND COVER: To achieve and maintain The Lakes lush green look yards and other land visible from the street, from the lake or from neighboring properties at ground level shall have as predominant ground cover either approved artificial/turf grass or an approved dense vegetative ground cover. The maximum non-vegetative ground cover yard area (i.e.: rock, pavers) is 20%. The remaining yard area shall consist of approved lawns, artificial turf grass, or an approved dense vegetative ground cover.
NOT PERMITTED: Desert and no-maintenance landscape themes are not permitted Ocotillo, Saguaro Cactus, and
other plants in the cactus family (Opuntiacea = Cactacea) are prohibited. The use of Agave, Aloe and other
succulent plants may be approved on a limited basis as accent plants.
